About TLIA
Originating in 1930, Tower Lakes Improvement Association (TLIA) is a Homeowners Association licensed under the Illinois Common Interest Community Association Act to serve and support the common interests of the homeowners of Tower Lakes. Association membership is mandatory for those who reside in Tower Lakes areas of North Lake, East Side, West Side and South Hills. Neighboring village residents in Country Club Estates, Fenview Estates, Tower Trails and Village of Tower Lakes may opt to use the facilities and access the events of TLIA by means of an annual Recreational Family Pass Program.
TLIA maintains all of the common lands, parks and other Association properties and most importantly is responsible to the Lake, the Islands, the Beach and much of the shoreline.
The Association has a Board of Directors which meet monthly and a number of Sub Committees including Events, Youth, Finance, Grounds, Member Services, Communications, Beach, Long Range Planning, Lake, and Tennis.
All of the activities are funded by means of an annual dues assessment.The financial year runs from January 1st to December 31st.
The opening section of the By-Laws describe purpose of TLIA as “The object of this Association shall be to promote good will and mutual benefit, maintain good social and moral environment, and preserve the natural scenic and recreational resources of Tower Lakes for use of current and future residents.”
Copies of the By-Laws of the Association, the Rules and Regulations, the Membership Directory as well as access to the monthly newsletters and email blasts may be obtained by emailing board@tlia.org The Association Board Meetings are held monthly at 7pm in the Village Hall on Rte 59 on the second Monday of each month. All TLIA members and invited guests are welcome to attend.

Dear Residents and Visitors,
Welcome to Tower Lakes—a unique and vibrant community nestled in the heart of Lake County, Illinois. Our village, encompassing just over one square mile, is home to approximately 1,226 residents who cherish the natural beauty and close-knit atmosphere that define our community.
Tower Lakes is renowned for its two pristine lakes, rolling hills, and lush woodlands, offering a picturesque setting for all to enjoy. Our residents take pride in maintaining this environment, fostering a sense of unity and shared responsibility.
Community engagement is the cornerstone of life in Tower Lakes. Throughout the year, neighbors come together for a variety of events organized by the Tower Lakes Improvement Association (TLIA), including winter gatherings, the spring Progressive Dinner, our multi-day Fourth of July celebration, and the autumn Chili Cook-Off. These traditions not only provide entertainment but also strengthen the bonds among residents.
Education is a priority for our community. Tower Lakes falls within the esteemed Barrington Community Unit School District 220, known for its high academic standards and commitment to student success. Our children attend North Barrington School, located less than a mile from the village, ensuring quality education is just a short distance away.

Our village government operates with transparency and efficiency, guided by dedicated volunteers who serve on various boards and commissions. Regular Village Board Meetings are held on the second Monday of each month from 7:00 to 8:00 PM, providing opportunities for residents to participate in local governance and decision-making processes.
As we look to the future, we remain committed to preserving Tower Lakes’ charm and character while embracing opportunities for growth and improvement. Your involvement and feedback are invaluable as we continue to enhance our community for current and future generations.
